Joondalup Village

Project

To supply and install a complete electrical installation, access control system, MATV, Intercom and landscape lighting to Joondalup Village 2, which encompasses 102 apartments, 2 commercial tenancies, car parking, gymnasium and outdoor entertaining area.

Overview

The project had two main areas – the North Block which had 40 apartments over 4 levels and the 5th Block which had 62 apartments over 5 levels.

Power to the site was via an internally built Western Power substation located in the 5th block. This fed the site main switchboard located adjacent and a large submain was installed to supply power to the North block distribution board. From these switchboards, an individual sub-main fed each of the 102 apartments via a privately owned ‘automated meter reading’ system. This enabled the building owner to ‘on sell’ electricity in lieu of normal Western Power billing processes.

Each apartment had premium quality light fittings and electrical accessories to enhance the final finishes. Throughout the walkways, stairwells, car parks and common areas, movement detection equipment was fitted so lighting was only used as required. Background ambient lighting stayed on throughout the night. Security access control, intercoms and MATV systems were also installed as part of the works.

Timeline

This project for Joondalup Village was fast tracked as the construction program was tight. The builder believed that an even quicker timeframe could be achieved with the assistance of all parties.

A further four months was trimmed off the program for the North Block and subsequently it was handed over well ahead of schedule.
