Project

A premier Perth construction specialist – and loyal TES client, required a highly regarded team of technical contractors for this specialist Green Star project in central Subiaco. A particularly challenging project, it involved part demolition with the removal of an existing sub-station and integration of a new multiple use, high voltage sub-station.

Overview

This was a prestigious multi-storey office and retail development, with a Green Star Rating and 2 levels of below ground parking in the heart of the thriving business district of Subiaco. TES provided all electrical services, including high voltage switchgear and transformers, medium voltage distribution cabling, switchboards, power, lighting, communications, security and fire detection. To achieve a Green Star Rating, lighting systems were controlled by a C-Bus control system with a combination of light level sensors and infra red detectors – all metering was monitored by the BMCS for optimum efficiency. The luminaries selected for the project were able to meet the stringent requirements of the BCA and Green Star.

As the adjacent Cinema site was powered from the new development due to the old sub-station being demolished, care had to be taken to maintain power supplies at all times. TES was also appointed by prestigious incoming tenants, iinet, Paladin Energy and Mirvac, to provide fit-outs for all their electrical and communication needs on various floors.

Timeline

A longer term project spanning almost 20 months, the project’s particular requirements demanded the highest level of coordination and logistical planning. Bringing together all the highly specialised trades as they were required allowed senior management to showcase its full range of experience and skills.
